Sale of a deceased estate

William Tatana has been acting on behalf of the Executors and family in the Sale of a deceased estate. William has done an excellent job of successful marketing this property and met or exceeded our expectations in doing so. My brother Peter and his partner Margi, who were closely involved in the preparation and sale of the property, have expressed to me their appreciation of the job. Ultimately William happened to show me a property I wanted to purchase, and he has been with me every step of the way to help me secure it. Quick Sale with Young Children

We spent 3 months trying to sell our house with another real estate agent and we didn’t receive any offers. We’ve got young children and it was quite hard work having open homes every weekend with them. So, when we came to the end of our agreement with our other agent we decided that we would contact Troy to see what he could offer us.

We met Troy and his team, and we were very happy with the proposal, the process was very smooth, they were very easy to communicate with. We found the process of selling our house this time very easy, it was quick. With our agent we had 3 months’ worth of open homes, getting the home ready every single weekend with young children running around and then with Troy and the team we had an offer on the first weekend and it went unconditional by the second weekend.

We were very happy with the outcome. We were so amazed to receive and offer from our first open home and we would definitely recommend them, they were very professional and just got the job done quickly and we couldn’t have asked for better.

Out for a cuppa with my kids, I noticed a house for sale. Walked in, fell in love, called Troy, he said "i'll come to the auction with you!" He did, and he won it for me with a booming voice, wiping out the competition.

Then he sold my unit while I was away in England, and the purchaser was in the Islands. What can I say? The man can perform miracles. Made a Stressful Situation Manageable

A few years ago, I found out my house was a leaky building and one among 92 other leaky buildings in Summerfield Villas, Grey Lynn.

Needless to say, it was devastating and a lengthy, expensive and life changing event.  I hung in there, almost to the bitter end, determined I would make it; but as our wee community dwindled and fell away due to this experience, I realised it was time to sell up (if I could), pay my dues and start over somewhere else.  Luckily this decision came near completion of my property.

You would think that meant it was going to be an easy process to sell such a beautiful home, but there were several more hurdles to be faced and I found the right person to help me face those hurdles in the form of William Tatana whose slogan is "Real Estate Without Borders".  He certainly lived up to that slogan and constantly went the extra mile, crossing borders he was told not to cross, to get a deal sealed.  Nothing like a great advocate to make life easier in my opinion.

William mentioned it was one of the two hardest properties he ever had the pleasure of selling, and those who own at Summerfield will understand why when there are so many different factors in this equation. This was no simple task BUT with perseverance on William's part, fabulous advertising, a no-nonsense attitude, clear communication, constant updates, plenty of laughs, and all leads followed, William found the perfect new owner and I couldn't be happier. William and his team took what could've been a highly charged and stressful situation and made me feel confident that we would be home free by Christmas, and he lived up to that prediction.  I've learnt some massive life skills through this process and the biggest is that nothing is too much to overcome, as long as you have the right attitude and the right people by your side.

Well-Versed in All Areas of the Complex

William was successful in selling our townhouse in Grey Lynn in February 2020.

We had approached William 18months before the place was ready to go on the market to get an appraisal which he did for us willingly.

As soon as the property was refurbished and ready to go on the market we got in touch with William again who gladly took over the process of selling it for us. William had sold many properties in the same vicinity and was well versed in all areas of the complex making him the ideal agent.

An agreement was reached within a couple of weeks, the proposed purchaser was unable to complete the deal. William was very reassuring, advising us to let them go as he would find a buyer. True to his word he secured another buyer within a couple of days. Possession to the new owner was completed in February 2020.

William was always available for phone calls and any questions, if did not answer his mobile immediately as soon as he was free he would return calls. A very competent and personable agent and great to deal with.

We would recommend William to anybody looking to have a stress free sale as he is so easy to work with. Thanks William

Cannot Recommend William Highly Enough

So pleased that I entrusted the sale of my property to William Tatana from Ray White.

William's extremely thorough approach ensured that all the ducks were in a row prior to starting the sales campaign and we were ready to pull the auction forward when an acceptable offer was received after only a few days on the market.

He worked tirelessly bringing potential purchasers, valuers and building inspectors through the property every day up to and including the day of auction and the property was sold for $50k more than the pre auction offer.

I really don't know what the outcome might have been if the auction had remained at original scheduled date which was 25th March - the day Level 4 lockdown was implemented. Cannot recommend William highly enough.

Based Overseas

I am writing to express my thanks and appreciation for the smooth sale of my property in Grey Lynn Auckland. The effort and  communication was above and beyond that of any Agent I, or in fact my network, have experienced to date.  

It is always a challenge to place a property on the market when one has been based overseas for some time and the property tenanted  for over a decade. Right from the get go, William stood well above other possible Agents with his insight, knowledge, and most  importantly quick communication – irrelevant of the time difference to reach me.  

Once the process started he arranged everything, from working directly with the property management company, to overseeing the removal of household effect and property refurbishment ready for sale. When the Covid19 scenario hit, he even spent time at the  property completing as much as possible prior to Lockdown to ensure the property was ready for sale once the market opened. His  urgency and attention to detail with a view to achieving the best possible result, was over and above any individual I have worked with.  

During the sale process, again the timely communication and energy to bring the sale to a close was outstanding. Making the process  exceptionally smooth and the outcome as expected.  

To anyone considering selling property, I cannot say enough in recommendation of William, his energy, insight and the network he  brings to the transaction.  

To anyone abroad considering a sale but daunted by the challenge of being an absent vendor, William will make it happen, all with the  highest level of integrity, communication and results. He was a pleasure to work with throughout, although I am not sure I made his life  easy in the process - despite this I am sure I have a friend for life!

Small Improvements for Big Gains

When we decided to sell the property we had multiple real estate agents come through the house and it was clear after we met Troy and his team who we were going to go with.

He was professional and actually told us what we needed to do to the property to get the most from the sale

We were really impressed with how he viewed our property and gave us lots of really good recommendations on how to make small improvements for some big gains.

Troy and the team went the extra mile and came around and spent multiple days painting our fence which was unheard of so thank you Troy, appreciate it mate.

Regarding the marketing of the property, they came with the most robust plan of all the agents that we met and it covered everything from TradeMe to Social Media to working with other real estate agents.

They are the marketing experts, hands down. I had all the confidence in the world after speaking to troy and his team that they were going to market our property and get us the most bang for our buck. Yeah so kudos to them.

We had the property on the market for about three weeks and we had hordes of people through. It was impressive how many people we had through. I didn’t actually think it was that possible in such a short period of time.

When it came to the auction, the place was over run. We had multiple bidders and we were very happy with the results and we know after that auction we trusted the right team with our property.

Made Me a First-Time Homeowner

My experience with William Tatana and the Ray White Damerell Group was firstly, one I will never forget and secondly, one that made being a first time home buyer a dream.

William was always super responsive, keeping me in the loop about times for viewings and how to proceed under covid conditions. He never let anything become an issue and made sure I was aware of everything that needed to be done to ensure a successful result. He never made me feel like I was out of my depth at any point and furthermore gave me the confidence that as a first time home buyer I could get this across the line with his help.

Prior Agent Didn't Like Hard Work

I am a very happy client of William Tatana who successfully marketed and sold my property at 121 Kawakawa Bay Coast Road.  William was always amenable to my requirements and went above and beyond in his endeavours to get a sale.  He also worked very hard with the purchasers to ensure their home sale that was a condition of my sale was given as much profile as he could through his agents network and the relationship he had with my purchasers real estate party. 

He picked up the engagement just pre lockdown and stayed with me throughout, to a sale in December of 2020.  He was always looking for ways to refresh and present the property differently to the market.  He ran many 1 hour open homes and then ran both print and predominantly internet campaigns.  I always received the weekly updates to keep me informed of the views etc online and how many parties visited the open homes.  

William had to travel across from the mid city center to Kawakawa Bay to run the open homes and never mentioned the distance or anything like it he just got on with the purpose of getting a sale. 

I was running the property as an AirBnB so William was always flexible in working around the bookings and clients including running mid week open homes to carry on the profile.  It was one of these open homes that the purchasers happened across and just popped in while William was there.  I found William very easy to negotiate with and when closing the deal he was flexible in how we did that.

A very likeable, trustworthy individual who never portrayed being despondent with the sale, always positive and always knew there was a purchaser there and that they would materialise through all the hard work he was putting in.

This was contra to the experience I had had with the prior agent who just didn't like hard work in what was a hard market.

William gave me confidence that he would prevail, thank you for that.
